Contingency Removal

As inspection, appraisal, financing, and other contingencies are satisfied, the buyer removes them according to the contract timeline and the transaction moves closer to closing.

Close of Escrow

Final Walk-Through

Before closing, the buyer will generally complete a final walk-through to confirm that the property remains in the expected condition and that agreed-upon items remain at the property.

Prepare the Property

Remove personal belongings, complete any agreed repairs, organize keys and remotes, and leave the property ready for transfer according to the possession terms of the contract.

Signing and Funding

You will sign the documents required to complete the sale. Escrow coordinates final figures, loan payoff information, buyer funds, and other closing requirements.

Closing

Once the required documents are signed, funds are received, and the transaction is recorded, ownership transfers to the buyer.

Escrow will then distribute funds according to the final settlement statement, including applicable payoffs, transaction expenses, and the seller's net proceeds.
